(G.S. §105-375(i)

Pursuant to the Writ of Execution issued in this matter by the Clerk of Superior Court of Guilford County to the Sheriff of Guilford County on or about October 28, 2020, this office will on December 1, 2020, at 10:00 a.m., at the Guilford County Courthouse door, in Greensboro, North Carolina offer for sale to the highest bidder FOR CASH the following parcel of real property (“the Property”):

Being all of Lot 106 and the northern half of Lot 105 of North Park Subdivision, plat of which is duly recorded in the Office of the Register of Deeds of Guilford County, N.C. in Plat Book 3, at Page 79. These lots front 40 feet on Putnam Street, and the above tract fronts a total of 60 feet on said street with a uniform depth of 130 feet.

And more commonly known as: 834 Putnam Street, High Point, NC 27262.

SAVE AND EXCEPT ANY AND ALL CONVEYANCES OF RECORD THAT ARE NOT SUBJECT TO THE LIEN RESULTING FROM UNPAID TAXES CERTIFIED IN THE JUDGMENT FILED WITH THE GUILFORD COUNTY CLERK OF SUPERIOR COURT UNDER FILE NO. 18 M 3182.

SUBJECT TO ANY AND ALL EASEMENTS, OR RESTRICTIONS OF RECORD.

The Property is being sold in accordance with N.C.G.S. §105-375 to satisfy the Judgment for ad valorem taxes in this matter (“the Judgment”), under which the amount due, including principal, interest, and costs, was $8,801.11 as of October 28, 2020. Additional accruals will continue.

Pursuant to G.S. §105-375(i), the sale is made subject to the liens of other taxes and special assessments against the Property not included in the Judgment (for example, 2017 - 2020 taxes). The successful bidder shall be responsible for the payment of any excise/transfer taxes due to the Register of Deeds office, and all recording fees at the appropriate time.
